INSPECTION FEES

Please find the appropriate drop-down box related to the age of your property and then the square footage. The older the home, the more work it is to inspect and document the finding, hence the higher inspection fee. Other added fees are crawlspace and homes with mother-in law and full rental apartments

*** NOTE:If you are unsure where there is an apartment (mother-in-law and full rental), determine how many kitchens are in the home? If there is a second kitchen, then there is an added $90 fee for the added work with the kitchen and the health & safety issues that go along with an apartment.

ADDITIONAL SERVICES

Our firm performs several additional services for our clients. These are beyond the scope of a normal home inspection but are very convenient when performed at the same time as the home inspection. It causes less stress on the transaction by getting it done in one visit. We also offer a discount when these services are combined with the home inspection. Why? Because we are already at the property. We will list both the stand-alone service fee and the combined with the home inspection fee. If you are not sure, then just let us know prior to the inspection so that we can bring the needed equipment to perform the test or service.

METH CONTAMINATION TESTING

RECOMMENDED FOR ALL HOMES IN UTAH - In Utah, whoever owns the home at the time of discovery is responsible for the expensive decontamination. This means that if you forego testing, buy the home, and then resell it in a few years, and your future buyer tests and it is positive, then you will be on the hook. There is no going back to a prior owner and trying to cover your decontamination expenses. Yes, we are looking for meth production homes, but even those where there has been light recreational smoking of the illicit drug easily puts the home over the action level that requires full decontamination.
